How often should a commercial roof be inspected in Seattle?

At least twice a year, before and after the wettest seasons, plus after any major storm. Seattle's near-constant rain gives a low-slope roof little chance to dry, so problems develop fast. Atlas Roofing recommends a schedule of regular inspections and drain cleaning to catch small issues before water reaches the interior.

What does a inspection check?

It checks the membrane seams, the flashing at parapets, HVAC curbs, skylights, and penetrations, the drains, scuppers, and ponding zones, and the membrane for punctures, blistering, and shrinkage. Infrared imaging and moisture meters find hidden wet insulation. Atlas Roofing provides photo-documented reports so a manager sees exactly what the roof shows.

Why is my roof leak not directly above the interior stain?

On a low-slope commercial roof, water travels laterally beneath the membrane and through the insulation before it drips through the deck, so the interior stain is often far from the actual opening. Finding the true source takes reading the whole roof, which is why Atlas Roofing uses infrared leak detection rather than guessing from the stain.
